Different markets require different things of buyers. Very hot markets require that buyers are preapproved, ready to put their best foot forward and move fast. Markets that are more favorable to buyers still require buyers to be prequalified and more savvy about price. In any market, here is what you can expect when you work with me:
Education – I believe in a no-pressure approach when it comes to buying a home. It is important that you find the right home at the right time. My role is one more like a consultant than a sales person. I will review all the steps in the process with you and provide you with all the various resources you need to make the choice that is right for you. That being said, I am a strong believer in strategy. Depending on the type of market I am in and your needs, I will develop a custom search, offer, and close strategy just for you.
Getting pre-approved for a mortgage – Yes, this is a critical step in the process, even before I go out looking at homes. If you don’t have a lender, no worries! I have several great local lenders I would be happy to refer you to. You may not know there are a number of mortgage options out there, so depending on your financial situation, your past, and what you want to buy, there may be a few different options that will meet your needs. I also encourage my buyers to not only think of how much house the lender says can afford, but also what you are comfortable paying each month for your principal and interest, real estate taxes, and homeowners insurance.
Searching for homes – Once your purchase price range is determined, I will begin searching for available properties. I will set you up on the John L. Scott Property Tracker which will allow us to both look at the same properties, I can save searches and review your feedback. Then I will determine which properties to see in person. I find that eliminating properties that are not the right fit really helps us both determine the search criteria that is most important to you.
I will also be your strong advocate through the offer process, negotiations, inspection, appraisal, and closing so you always know where you stand and what is ahead.
First Time Homebuyers
I love working with first time homebuyers, so if you have never purchased a home before, you have come to the right place!
Because this is likely going to be your largest investment, I take the time to educate you on what to expect from the market, what to expect from the bank, and what you can expect once I get under contract. There can be a lot of moving parts with quick deadlines and fast decision-making required, so a little more time up front can save you a lot of angst down the road.
